Designed to Convict: Lease Locked: Tenants Welcome for Terms That Last

This is Part Two of the ‘Designed to Convict’ Series — whether through news, opinion, satire, or appeals to common sense or conscience, we try to capture the true spirit of the Department of Justice, Orwellian-named and dedicated to the subversion of freedom and the inordinate and disproportionate power of the Executive Branch of Government. It has subsumed the Grand Jury, neutered the jury, and is on the high road to displacing the judiciary, who have become, for all practical purposes, its hand-maiden.

The following is absolutely true and completely sarcastic.

Sustainable Housing Available to All, If You’re Not Careful

The road to tenant acquisition is straightforward. Ninety-eight percent of tenants enter our communities through pre-negotiated agreements. Tenancy reps make these agreements by working with our legal team to ensure that the tenancy can begin quickly without “hitches.”

In the case of the final 2% of tenants, eligibility determination is executed through a special arbitration process. This premium pathway evaluates tenant qualifications using a resolution framework that favors our commitment to securing tenants.

Arbitration:

A: Tenant Acquisition Manager (wants long-term lease for tenant)

B: Tenant Advocate (makes arguments why tenant should not get a lease)

C: Assistant to Tenant Acquisition Manager (wants tenant to get lease)

D: Tenant (almost certain to get lease)

E. Panel who will vote 80 percent of the time for lease

Results

What is notable about the arbitration process is that it results in 80% of tenants obtaining longer lease terms than if they had negotiated directly. From an organizational standpoint, arbitration is a loss leader, but builds public confidence in our abilities.

We provide tenants with secure transportation.

Stakeholder Ecosystem

The operational framework is effective due to a strong network of vendor partnerships and high levels of stakeholder engagement. Ensuring the delivery of solutions in catering, communication, and infrastructure maintenance.

Local Communities: Creating job opportunities and promoting economic expansion through the operation of the housing facilities.

Corporate Stakeholders: Enabling the supply chain to operate efficiently to drive consistent returns on investment for the corporation.

Sustained Occupancy as a Growth Engine

The number of occupied units is the most important key performance indicator (KPI).

Maintaining high occupancy rates is crucial.

Many tenants, after their leases are up, return later, creating a steady influx of repeat guests, which enhances the already stable occupancy rates.

Lobbying in the Legislative Branch: Leveraging Our Resources

Lobbying is crucial for maintaining high occupancy rates. By influencing government policy and decision-making, the industry can shape the environment in which we operate.

The industry, particularly through our Stewardship union lobby, spends significant amounts each year to achieve its objectives. These objectives include maximizing occupancy rates in Accommodation Centers and securing longer leases for tenants. This lobbying effort works closely with vendors and construction firms that benefit from a thriving housing market.

Revenue Streams Guaranteed for a Specific Term

Each tenant contributes to a revenue stream guaranteed for a specific duration. Income is generated not only from the residential aspect of the Housing Centers, but also for partners in product provision, such as food, towels, utensils, trays, food storage containers, cleaning supplies, toilet paper, detergent, footwear, undergarments, socks, bed linens, blankets, pillows, soap, shampoo, toothpaste, surveillance cameras, monitoring systems, metal detectors, body scanners, fencing, alarm systems, telecommunication systems, transport vehicles, television sets, industrial cleaning machines and clothing.

Housing supply chains are significant contributors to the economy, with many private companies vying for lucrative contracts. This system is driven by a mix of necessity and profit, often involving complex lobbying and procurement processes.

Scaling the Model

What makes this industry scalable is its ability to grow. Every new law, every added charge, every enhancement to mandatory minimum lease lengths, increases the supply of tenants entering our boundary communities.

It is an industry built on occupancy.

The Key to Sustained Success

Maintaining high occupancy rates is crucial. The stakes are equally high for us, as they are for landlords and investors in the voluntary housing market.

Innocent or guilty, they all look the same on the spreadsheet.

Below are a few pictures of our Gated Communities interspersed with some of the fine paintings of our facilities by the talented artist Sabastian Moreau.
